Dry. Clean. Only.

Playing off the building’s past use as a dry cleaner, Dry Clean Only is an adaptive re-use of a vintage masonry, steel, and timber warehouse style building circa 1932 in a north Denver neighborhood. The brief centered around a large, neutral, and flexible space with gathering room for up to 200 that would also function as a photography, videography, and mixed media production venue. The project reduced the building back to a shell condition before creating new, purpose-built rooms within the cavernous space of the original building. Aside from the main multi-purpose area, a bar, coffee shop and patio was added at the front of the building, while restrooms and a mezzanine with additional meeting space was installed at the rear. The basement was retrofitted with additional studio and production areas. Forma partnered with local creatives Sky Armstrong of rlyrly and Jeff Fierberg of Bowery Creative on the conceptualization and operations of dry clean only.
